Town council remains 'concerned' about Marlow Film Studios project after controversial approval

Marlow Town Council has voiced its concerns about the potential detrimental impact that the proposed Marlow Film Studios could have on the town.

Last week, Buckinghamshire Council’s original decision to refuse planning permission for the Marlow Film Studios was overturned following a public inquiry.

Studio boss Robert Laycock described the outcome as “a real vote of confidence in the UK and its creative industries.”

In response, the town council has issued an official statement regarding the appeal decision.

It said: “On 26.11.2025, the Secretary of State resolved to overturn Buckinghamshire Council’s decision to deny planning permission by Dido Property Ltd for the proposed Marlow Film Studio development in Little Marlow.

“This decision was taken following the statutory planning process, including a public inquiry and the publication of a report by the planning inspector, with the final decision being with the Secretary of State.

“The Town Council remains mindful of the strength of local opinion, including the outcome of a Parish Poll on 9th May 2024 against Marlow Film Studios being built.

“The Town Council shares the community’s concerns about the potential detrimental impact of the proposed development.

“The Council will therefore be liaising with other stakeholders to determine an appropriate response and will continue to monitor the situation closely and will keep the public informed of any developments.”

Marlow Cllr Alex Collingwood also expressed his disappointment that the plans were approved.

He said: “I would like to put on record my thanks to the planning officers of Buckinghamshire Council and the previous members of the Strategic Sites Committee, who correctly identified that the Marlow Film Studio as an Inappropriate development in the Green Belt.

“As a ward councillor for Marlow and Marlow Bottom , I am extremely disappointed that the government has chosen to disregard the Green Belt and overrule the council’s decision to refuse this application.

“Especially as it is my understanding that there are already planned/proposed / approved increases in film studio/stage capacity within the region.”

Cllr Collingwood said the decision set a worrying precedent for the green belt surrounding Marlow, Marlow Bottom, and the whole of Bucks.

The studios have been publicly supported by Hollywood names including Avatar creator James Cameron, Lord of the Rings actor Andy Serkis and Bond director Sam Mendes.

The studio complex, to be developed by Dido Property Limited, will feature a range of facilities including workshops, offices and 18 purpose-built sound stages.

Spanning 168,718 sqm (1.8 million sq ft), the project will also provide cafés, public spaces and 1,117 parking spaces for staff and visitors.

Developers estimate the site could generate around 2,000 jobs and deliver £249 million to the economy each year.
