Aylesbury office plan could boost jobs

PLANS for a new office development in Aylesbury, which could provide a base to around 150 employees, have been submitted to the district council.
The Paragon scheme in Brunel Road will contain seven self-contained office buildings, ranging in size from 1,726 to 2,297 square feet, and available on a free-hold basis.

The plans are expected to be approved before Christmas, as the site already has existing planning consent, meaning that building could start in early 2009, with the offices - which will have a total value approaching £4million- ready by autumn next year.

Peter Bridgman, from selling agents Brown & Lee Clifford Billings, said it will be the first time in more than 15 years that new small office units have been available for sale in Aylesbury.

"We are aiming at the owner-occupier market because a lot of businesses would prefer to own their own offices rather than lease them and this is a market which has not been explored in Aylesbury.

"This is something for which we predict quite a strong market- we are talking to one potential occupier already which is very encouraging."

He said the offices, which will be built by Aylesbury-based developer Westhall Estates, were being aimed at small to medium sized businesses.

The offices, in the Brunel Park employment area of town, will be in a two-storey single block, and include raised access flooring, suspended ceilings with recessed lighting, toilets, shower and fitted kitchen.
Mr Bridgman said that buildings will be highly insulated and carry an AA energy rating.
